Broadway-Fillmore Neighborhood Housing Services, Inc. (BFNHS) is a Neighborhood Preservation Company under New York State Homes and Community Renewal. As a part of assessing and serving the needs of east side residents, BFNHS has opened its doors to two neighborhood organizations who meet monthly in the non-profit’s office at 780 Fillmore.
The South Fillmore Block Club, and the Fillmore Corridor Neighborhood Coalition have been meeting for more than a year in Broadway-Fillmore NHS’s classroom and confrence room shared with co-located HomeFront, Inc., another housing non-profit. Goals of both the South Fillmore Block Club and the Fillmore Corridor Neighborhood Coalition include improving the condition of existing housing.
Broadway-Fillmore NHS and HomeFront, Inc. act as the applicant for home repair grant programs to benefit their targeted neighborhoods. Grants are typically available to homeowners of low and moderate-income. In order to demonstrate ‘need’ to a grant provider, non-profits often develop waiting lists of income-eligible homeowners willing to participate in a home repair program. BFNHS is developing a waiting list for the Fillmore Corridor target area from Seneca Street near the Larkin District to Urban Street, just north of Martin Luther King, Jr. Park, and to adjacent streets running parallel to Fillmore Avenue. Income-eligibility is based on household income adjusted for family size, and includes income from all sources coming into the household, not just an owner’s income.
Homeowners who live in up to four unit houses are encouraged to complete a waiting list application. Besides income-eligibility, assisted households should be current on their mortgages (if any) and current on their property taxes. Assisted properties will have to be insured at the point of receiving a grant, and a lien will be placed on assisted homes for a period of time to secure the grant assistance. Completing an application is not a guarantee of a home or owner being assisted, but it does give BFNHS the basis to apply for funds.
