Cigar Factory Housing Project at 595 Fillmore is one step closer to starting

The long awaited rebirth of 595 Fillmore is one step closer to happening.

After more than two years of planning and securing public-sector financing, Broadway-Fillmore Neighborhood Housing Services is ready to convert a fire-ravaged East Side site into a residential-anchored development.

Bids are being accepted through Nov. 20 to turn the one-time Jankowski Cigar Shop at 595 Fillmore Avenue and an adjoining property at 591 Fillmore Avenue into an 11-apartment residential complex. The nearly $2 million project will also include a community room.

Plans for the project were approved two years ago by the Buffalo Planning Board. Some of the financing will come from a $790,000 allocation made by the New York State Department of Housing and Community Renewal. RP Oak Building Inc. has been retained as the construction manager, while the revamped building was designed by Carmina Wood & Morris.

At nearly $2 million, it will be one of the largest residential-based developments in the Broadway-Fillmore district. Work is expected to begin early next year.

The property includes three structures, two of which date back to the 1870s. The main house was destroyed by a 2015 fire that occurred just a few days after the nonprofit purchased the property, which sits at the corner of Fillmore Avenue and Paderewski Drive in the shadow of the Central Terminal.

For many years, the house at 595 Fillmore was home to the Jankowski Cigar Shop. In later years, it was used as a private residence and then as a rooming house.
